How to Calculate Land Area Before Buying a Plot

Step 1 — Collect authoritative documents
Start with the sale deed draft, seller's Jamabandi/Bhulekh extract, and survey sketch if available. Note the unit printed on each: hectare, sq m, Bigha, Katha, Cent, or Gaj. If units differ between papers, stop — resolve with the patwari before negotiating price. Step 2 — Convert everything to sq ft and sq m
Use one conversion path: local unit → square feet → square metres. Examples from the engine: 900 sq ft for 100 Gaj; 2,178 sq ft for 5 cent; 2,722.5 sq ft for 2 Patna Katha; 4,356 sq ft for 4 guntha; 2,722.5 sq ft for 10 Marla. For Bigha, pick state + variant first — Western UP 6,806.25 sq ft is not Eastern UP 27,225 sq ft.

Step 3 — Compare deed, map, and field
- Plot boundary walk with seller; note roads, drains, and encroachments.
- If rectangular, length × width in feet should approximate deed sq ft (allow survey tolerance).
- Irregular plots need licensed survey — do not trust broker diagonal estimates.
- Colony layouts: match society approval plan area with converted sq ft.
Step 4 — Price sanity check
Convert seller's total price to ₹/sq ft using your verified area. Compare with neighbouring registered sales on circle rate portals. If seller quoted Bigha, cross-check with 1 Bigha in square feet and acre to Bigha (1.6 Pucca Bigha per acre in Rajasthan). A cheap ₹/Bigha quote may hide Kachha vs Pucca — see Kachha vs Pucca.
Step 5 — Legal and loan alignment
Banks and sub-registrars often want sq ft or sq m on the instrument. Insert converted area in both traditional and metric units in the agreement schedule. RERA projects need carpet in sq m — use sq ft to sq m guide. NRI buyers reporting to foreign tax authorities should keep a paper trail of conversions from Bhulekh hectare to sq m.
When to hire a surveyor
- Deed area and Bhulekh differ by more than 2–3%.
- Plot is agricultural converting to non-ag — zoning area rules apply.
- Shared boundary with government land, canal, or forest strip.
- Seller offers "approximate Bigha" without extract.
