Why Bigha Differs by State — History & Standards
By BhumiMeter Editorial · 28 February 2026 · Updated 31 May 2026
Colonial and princely revenue maps
Before standard metric adoption, land tax was levied on local chains: Biswa in Rajasthan, Katha in Bihar and Bengal, Kanal-Marla in Punjab. British administrators often preserved local units in settlement reports while adding acre for export crops. Princely states (Jaipur, Hyderabad, Mysore) published their own gazetteers with Bigha definitions that survived into today's Bhulekh schemas. Independence unified the republic but not every field unit — states embedded legacy names in computerised land records.
Legal metric vs market vernacular
The Legal Metrology Act pushes square metre and hectare for many official purposes; the market still negotiates in Bigha, Gaj (9 sq ft), Cent (435.6 sq ft), and Guntha (1,089 sq ft). The gap is not ignorance — it is two parallel systems. Buyers must fluently convert between them using engine-backed tools, not folklore from a cousin in another state.

Same word, different square feet — examples
- Rajasthan Kachha (17,424 sq ft) vs Pucca (27,225 sq ft) — same state, two sizes.
- Western UP (6,806.25 sq ft) vs Eastern UP (27,225 sq ft) — same state, two regions.
- Bihar links Bigha to Katha (1,361.25 sq ft Patna Katha) — different logic from Rajasthan Biswa.
- Punjab — two Bigha sq ft values; patwari must pick. See state hub.
