Uttar Pradesh Bigha — Western vs Eastern Sizes

Uttar Pradesh uses at least two major Bigha standards: Western UP Bigha = 6,806.25 sq ft; Eastern UP (Purvanchal) Bigha = 27,225 sq ft. Lucknow, Kanpur, and Meerut circles often follow the western size; Gorakhpur, Varanasi, and Azamgarh align with the larger eastern standard — same square-foot count as Rajasthan Pucca. District manuals may list alternate western variants; when records disagree, verify locally on Bhulekh UP.

Why UP buyers get surprised

UP is large enough that a buyer from Noida assumes one Bigha size statewide. Western districts inherited a smaller Biswa/Bigha chain from Avadh and Rohilkhand revenue surveys; Purvanchal retained the larger Bigha familiar in Bihar-border trade. A "2 Bigha" agricultural parcel in Sitapur and a "2 Bigha" plot near Ballia can differ by thousands of square feet. Always convert to sq ft before comparing ₹/Bigha rates.
